Why testing matters

Asbestos was used in dozens of building products — sheeting, eaves, vinyl backing, textured coatings, pipe lagging — and many of them look identical to safe modern equivalents. Renovators and buyers are left guessing. A laboratory test removes the guesswork so decisions are made on facts, not assumptions. It also protects you: disturbing material you assumed was safe is the single most common way people expose themselves to fibres.

When to test

Common triggers include planning a renovation or extension that will disturb old sheeting, a pre-sale or pre-purchase building inspection that flags 'possible asbestos', a damaged fence or shed you want to remove, or simply an older home where you want to know what you are dealing with before you start any work.

How sampling works

Sampling is done carefully to avoid releasing fibres: the area is lightly wetted, a small representative piece is taken, the spot is sealed, and the sample is bagged and labelled for the laboratory. We use NATA-accredited laboratories, and results typically come back within a couple of days. The report tells you whether asbestos is present and its type, which determines everything that follows.

Bonded versus friable

This distinction drives the rules. Bonded (non-friable) asbestos has fibres locked into a solid material and is Class B removal work; in Victoria, more than 10 m² of it must be removed by a licensed removalist. Friable asbestos can be crumbled by hand, releases fibres far more easily, and is Class A work requiring air monitoring and an independent licensed assessor's clearance inspection. Testing tells you which you have, and therefore which rules and costs apply. Always confirm current requirements with WorkSafe Victoria and EPA Victoria.

From test to decision

If a sample comes back negative, you proceed with confidence and no removal cost. If it is positive, we give you a clear, priced path: what needs to come out, under which licence class, how it will be disposed of, and whether a clearance is required. Either way you have moved from uncertainty to a decision you can act on.

Cost

Sample testing is usually a few hundred dollars depending on the number of samples, which is minor against the cost and risk of getting it wrong. We quote testing up front and, if removal is needed, fold it into a clear written quote you can read online.
